being not yet Executed that the above Term of Thirty one
Years might be enlarged to the Term of Fifty one Years
to Commence from Christmas last

The Feoffees present referred their Consideration throf
to their next Meeting

Mr Phipps now also proposed to take on a repairing
Lease the Houses & Premes in Hounsditch & Cock &
Hoop Yard late leased to Mr Lander for a Term of 51
Years to Comence at Christmas last at the Yearly Rent
£4 payable quarterly clear of all Taxes & to pay a F [..]
of £40, on executing the sd Lease which, the Feoffees
did not think proper at this Meeting to Agree to but
referred the Considn. thereof till their next Meeting & adjoining
to this day fortnight at this Place at 4 o' Clock in the
Afternoon.

Ordered that Mr. Smith & Mr. Hill who have
severally taken Building Lease of the Feoffees &
Covenanted in sd Leases within a certain time therein
mensd: to build on the Premes so respectively leased to the [..]
& wd. Term is sometime since Elapsed & the sd Covenants [..]
complied with have Notice to Meet, the Feoffess at their [..]
Meeting to shew Cause why they have not complied wth. [..]
sd. respective Covenants
