I regret being so unfortunate as not to me you & Mr.
Marshall at Woodford where we fully expected you one day agreeable
to your Appointment; & you surely deserved a wit Jactation
passing my House in such a Rain without taking Skelter.

On the Subject of Mr Joyner funn I could say a great deal
to you, & much must be concedered before either a new lease, or
an Extension of the presurer is grantedHe is a very respusable
Man, but the Treasurer of this Hospl. hold such a duty to its Interests
& the Public that I cannot bring before the Grand Committee any
voluntary Preposition which does not appear to me advanta-
-geous & far to all Parties. There are 700 Acres of land belongg
to this farm, & situate as it is close to the River, abounding with
Child & every other local Advantage, I am of Opinion it is
worth near double the rent as present paid for it. That point
must in the sent Instance be completely as retained, after which
we shall talk about building Etc. I went Farr would adopt your
plan of repairing Summon House for a Consideration but I have
not heard a Syllable from him on the Subject.

The London Workhouse being & yearly incernd will [..]
the farm at Ettertey, I am only say that I agree with Sir Wm.
Rawlins
< no role > in work to get a good rent first, & I am of Opinion the
Tenant ought not to say out the Money in necessary buildings but
that he should pay afair Compair arevn for the land, & the
buildings be created by the ProprietiesThe Value of land will in the
Memory of man (which you advert to) is so attend that we of necessity
must make our Calculation accordingly

Upon the whole I think it desireable the Wall as A Evithly
should be keptopenup upon the old Plan, substituing time
instend of Chalk. You will therefore please to order the piles
accordingly & acquaint Mr To your, & also give proper directions
about the Gate Parts.I am EtcA.C.

Lord of the Maner of Etterley, that the Grand Committee of
this Hospital have in Congeration with the Governors if
the London Workhouse, nominated Matthew Harrison< no role > Esq . of
Croydon in the County of Surrey as a Nominee for their Estate
held used in the said Maner. I am Sir
