Captn. St. Eloy
Proposall
Approved.

Wee have considered of the Reference from the last Generall Court
relateing to the house and Lands at Sunbury in Middx for which Capt St Eloy
our present Tenant proposed to give two hundred & Thirty Pounds as a Fine
for an now Lease for 21: yeares from Michas 1722 at which time the old Lease
expires, at the old Rent of Tenn pounds P Ann. And Mr Fryer who
proposed at the said late Generall Court to give Three hundred pounds for
such Lease, had notice given him of Two Committees which were appointed
to treat with him upon his Said proposall, but did not think (fitt to appears at
either of them. And this Committee being informed by one of their Members
that soon after the first of the said Committees he mett Mr Fryer and enquireing
of him why he did not appeare at that Committee touching his said Proposall
he replyed, that he did not know the particulars of the Estate, and was put upon
makeing the said proposall by Some other person or to that Effect; Whereupon
we thought we had just reason to conclude that the said Mr Fryer declined
said proposall. And we haveing at both the said Committees pressed the
said Captn. St. Eloy to enlarge his said Fine, and he Still insisting that what he
had already offered is the utmost he will give, and that no more can reasonably
be expected: For our further Satisfaction in the Value of the said Estate
Severall of the Members of this Committee have taken a new view thereof
who find that the Same consists of a large House, the greatest part whereof is
an Antient Trimer Building and two large Barnes with Stables and other
outhouses Two Gardens and about Forty eight Acres of arrable Land lyeing
dispersedly in the Common Feilds. And they are of Opinion that Forty pounds
P Ann for the House Gardens and Buildings and Twenty pounds P Annum for the
Common Feild Land (according to which Rates the Same ever valued upon the
View taken by Severall other Members of this Committee before the last Generall
Court) are the highest valuations the Same will bear: Whereupon and in
regard that the greatest part of this Estate consists as aforesaid of Buildings
which may be of little value at the Expiracon of the present Lease. And for
that the said Capt St. Eloy hath at his owne Charge built a new Brickwall to
part of the Garden, and alsoe one of the said Barnes, and designed this Spring
to make other Improvements upon the premisses. Wee are unanimously of
Opinion that it is for the Interest and Service of this Hospitall that the Lease
desired by the said Capt. St. Eloy should be granted to him upon the Termes
above mencones. And we humbly recomend the Same accordingly to this
Worshipll. Court.
