our Tenants of diverse Lands and Tenements in Tibshelfe in the County of Derby
to Grant them new Leases of the said Lands and Tenements now in their respective
possessions or Occupacons and also with William Heald< no role > Clerke to Grant him a
new Lease in Trust for Mary Bowler< no role > wife of William Bowler< no role > , of the Lands and
Tenements in Tibshelfe aforesaid now in Lease to Henry Townsend< no role > and Aaron
Smith< no role > In Trust for the said Mary Bowler< no role > To hold to them respectively for the
Terme of One and Twenty yeares from the expiration of their present Lease
which end of Michmas 1714 at Severall Yearly Rents amounting as by perticulars
in the Book of Contracts to £99:7s:1d. per Annum which is an Increase of £26:00s:5½d
per Annum above the old Rents and is proportioned amongst the said Tenents at eight
pence per Acre, and they are to pay the like Fined as were paid for the present Leases
Amounting in the whole to one Thousand ninety nine pounds nineteene shillings and
Five pence, where of one halfe is to be paid at Michmas 1713 and the other halfe at
Michmas 1715 And as to our other Tenants at Tibshelfe (Vizt) Mr Thomas Gladwin< no role >
Mr Aaron Smith< no role > and Mr. Joseph Jackson< no role > , we have not yet treated with them for ye renewing
their Leases, But are of Opinion when those Leases shall be renewed the like Increase
of Rent at least ought to be made as is advanced upon the said other Tenants which will make
a further addition of £9:10s:3½d. per Annum Increase of Rent upon the Tibshelfe Estate.

Land Sell the same, laying out the money in the purchase of Firr or such other Timber
as shall be wanted for the necessary Repaires of the Mannor house & Buildings
belonging thereunto.
