Grant to Thomas

We have agreed with Thomas Bruce< no role > to grant him
new Lease of Three House in the old change for the terme
of One and twenty year from Christmas 1729 when the
last Lease expir'd at the Old yearly rent of £8. in consideracon
of a fine of £100. He is to put the premisses into substantial
repair at his own Charge.

We have agreed with William< no role > and John Hamsheir< no role > to
grant them a Lease of Clay Tye Farme in the County of
Essex for the terme of One and twenty Years from Michas
1729 at the Yearly rent of £100. tax free without fine which rent
is to commence from Lady day 1730. and in the mean time the
Hospital is to pay the Taxes and Quit rents The Tenants to be
allowed £50. out of the first rent which shall grow due towards
deepening and cleansing the ponds and making the Ditches if
so much shall be requisite for doing there of and the Hospital is
likewise to repair all the Out houses and to rebuild the Kitchen
end of the House two rooms on a floor two Stories high to range
with the Old Building and to build a Barne there of there Bays
and to make new Gates to the Grounds or to repair the Old one
The Tenants are to have the liberty of plowing 120. acres (the
meadow grounds excepted) and they are to pay a Quit rent
of four Shillings P Ann to Warley Mannor and a Fee farme
rent of One pounds & Six pence P Ann to Madm East and all
taxes for flow'd lands and to Leave forty acres at least fallow
at the end of the terme and yearly plane 50 ash willow
or other proper trees on the Farme one half where of at
least to be Ash.

We have agreed with Nicholas Swayn< no role > to grant him a
Lease of the Scites of the Mannors of Comb Grove & Fanscomb
in Kent with the Farme and Lands thereto belonging and
also a [..] small Farme there called Smeads Farme for a terme
of one and twenty years from Mitchas 1731 at the yearly rent
of £86. tax free in consideration of a Fine of £200 under the
Covenants of the present Lease thereof and such other
Covenants as shall be though proper by the Grand Comittee
The under woods are not to be cut under the growth of 13.00
above the growth of 15. Years and the Tenant is to preserve
Tillers in the Hedgerows and to Keep the shaws about the
House duly fenced.

We have Agreed to let the Kings head Alehouse in St. Thomas's
Street to Thomas Malyn< no role > Junr Esq from Lady day last at the
Yearly rent of £20. at will
