Also That a Lease bee made to John Watts< no role > of a Tenement he
now or late inhabited in St. Thomas parish Southwark for one and
Twenty yeares from Michmas 1695 att and under the old rent of 44s. and
for a Fine of Fifty Guineas paid in hand and with usuall Covenants as in
our other Leases and a particular Covenant to prevent any Ereccons in
or over any part of the yard.

Also That a Lease bee made to Margarett Walker< no role > Widdow of three
Tenements in the said Parish of St. Thomas in Southwarke for one and
Twenty yeares from Lady day 1697 when the old Lease thereof made to
Richard Draper< no role > doth expire att the old rent of Fower pounds and Fine
of Fifty pounds whereof Five and Twenty pounds to bee paid presently
and the other Free and Twenty pounds residue on the Second day of
November next.

And wee having severall times viewed part of the lands att Hackney
in the County of Middlesex held of this Hospitall by Mr. Thomas Cooke< no role >
Merchant by a Lease made to Sr . Thomas Plaier< no role > which expires att
Lady day 1699 wee found that severall parcells of the said lands are
very much to bee improved by being lett out for building and were of
opinion to Lett the same out to such persons as would undertake to
build in Separate and distinct Leases.

And therefore wee have treated with John Forman< no role > an undertenant of
about Thirteen acres of the said lands on part whereof the former Tenant
thereof under Sr . Thomas Plaier< no role > had built three small brick Tenements
on assurance of renewall of the Lease when a new Lease should bee
graunted by this house and agreed that in consideracon of the said John
Forman
< no role > his paying a Fine of Two hundred pounds Vizt. One hundred
pounds in hand and the other One hundred pounds on the Six and
Twentith day of October next and becoming bound to lay out Eight
hundred pounds in building upon and improving the premisses (That
is to say) Six hundred pounds in building two Substantiall brick houses and
inclosing Gardens with brick walls on that peice of Ground containing
two acres and a rood lying on the South side of a Messuage there in the
occupacon of Bird Merchant and in laying out One hundred pounds
in building one house on the ground Whereon an old Tenement or Cottage now
Stands being on the Northside of the said Mr. Birds house and One hundred
pounds in Addiconall buildings to the back parts of the said late three erected
Tenements there shalbe a Lease made to the said John Forman< no role > of the said
Thirteene acres of land and Tenements thereon for the terme of Fifty one
yeares from Lady day 1699 aforesaid att and under the yearely rent of Ten
pounds and with usuall Covenants and a speciall Covenant not to plow any
of the said ground without leave of the Generall Court or Comittee by them
appointed for the time being under pain or increase of rent for every acre so
plowed without leave Five pounds P Annum But he is to have liberty to digg
and take gravell out of any part of the said land to bee used only in the said
intended buildings and not elswhere nor to bee sold so as the ground bee
after filled us and levelled as before it was digged.

And wee are of opinion that the old and decaying trees Standing on the said
lands particularly those neare the great house bee sold for the benefitt of the
house and new ones planted in their places.
