Memorandum it is this 4th. day of September 1759 Agreed between
the Master Wardens and Commonalty of the Worshipfull Company of Carpenters
London of the one part and Richard Ellis< no role > of Thread Needle Street London
of the other part in manner following that is to say the said Company do here by
agree to Lett to the said Richard Ellis< no role > All that Messuage Tenement and Garden
with the Appurtenances there to belonging (except the Vault or Wash house under
the Strong Room) Situate at Carpenters Hall London afore said late in the
Possession of Mr. Prater To hold to the said Richard Ellis< no role > his Executors
Administrators and Assigns (Except as afore said) from Michaelmas day next
ensuing the Date here of for and during and in to the full End and Term of
Seven Years from thence next Ensuing and fully to be Compleat and ended At
and under the Yearly Rent of Thirteen pounds Payable Quarterly Free from
all Taxes Rates and Assesments what so ever (Except the Land Tax) with
such Usual Covenants as are Incerted in the Companys Leases And the said
Company doth further Agree to allow the said Richard Ellis< no role > the Sum of
Twenty Pounds to put the said Premisses into good and Substantial Repair
upon the said Richard Ellis< no role > 's Producing Proper Vouchers for the same And
the said Richard Ellis< no role > doth here by agree to take a Lease of the said Messuage
Tenement and Garden with the Appurtenances (Except as afore said) of the
said Company upon the Terms above mentioned And to Execute a Counter part
of such Lease to the Company when the same shall be offered and will Pay
the said Rent of Thirteen Pounds And the said Richard Ellis< no role > to Confirm
the said above mentioned Agreement hath paid to Mr. Warden Jupp One shilling
in part of the first Quarters Rent Witness his hand the Day and Year
abovementioned
