London do for ourselves & our Successors, & the rest of the Members of the Said
Company, agree to & with Benjm. Holmes< no role > of ye. parish of St. Margtts. Westmr.
Cordwayner to lett & Sett to ye. Sd. Benjm. Holmes< no role > , the three houses & the Ground
whereon they Stand with the materialls thereof in the Great Ambry Westmr.
belonging to the Sd. Company for fifty years from Lady day last, at the Rent of
One pepper Corne, for the first Year, and at the yearly Rent of Eight pounds for
ye. remaining Forty nine Years payable Qrterly. on ye. four usuall Quarter
dates, wth. Covents. for paymt. of ye. Sd. Rent, for Repairs, & other usuall Covents.

The Sd. Benjm. Holmes< no role > in Consideracon thereof for himself his heirs
Execrs. & Adminrs. Covents. & Agrees with the sd. Master & Wardens & their
Successors that he Shall & will wthin. tenn years from ye. date hereof, erect &
build three houses opon ye. aforesd. Ground, the Fronts & Rears & partly Walls to
be of Brick, and Timber of Sufficient Seanthings for the Size of the houses to be
built, to the good liking of the Master & Wardens of the Sd. Company for the
time being. The Rent of a Pepper Corne for ye. first Year, to be paid free & clear
of all Taxes & Charges wtsoever. the Sd. Benjm.Holmes< no role > to have all the old Materialls
& to give Security to ye. Company's liking, for Pformance of this Agreemt. or
Signing his Lease, otherwise to be void. He is to take Such Lease & Seale a
Counter part thereof at his own Charges, to be made by ye. Clerk of ye. Sd. Company
on or before Midsumer day next. the Sd. Benjm. Holmes< no role > is not to pull down the Said
Houses or any of them, nor to meddle with any of the materials thereof till Such
Lease & Count part be Sealed, & Such Security for performance of ye. Covenants &
Agreemts. therein, be first duely given as aforesd. Paid by the Sd. Benjamin Holmes< no role >
Two Shillings to ye. Renter Warden in part of the Sd. Rent Dated this 16th. day of
