These Houses are not only Indifferently fitted up but are very Roomy in Propation
to their Rents whc makes the Frequent Returns even of the comon White Washing and
Painting run away with great part of the ProfitsSeventy years & upwards have
Elapsed since they were built, No small age for a London leaseSince the last
Renewal as well as before many losses have been Sustained by the failure of the
Tenants & the Houses being all Occupyed by Persons in Trade & a Publican the like
losses must be again expected for the tune to comeNotwithstanding the very
Large Sums depended by the Memorialists the present Defect of repairs is so great
that upon a Proper Survey made they are Informed the Expence of a Through repair
to put them at this time into a Tenantable Condition to be Let to Solvent Tenants
for Terms of years will upon a Moderate Computation amount to £600 & upwards
By the Minority of the Memorialists the last Lease was permitted to run till
within a year of its Period before any Application for a Renewal but of the present
Term there are 6 years or near one third of the Origl. Term Hill SubsistingThe
Leases of such of the Houses as one now Tenanted are all Expired & some of the
Tenants are willing to Renow but not without the Previous Necessary Repairs with the
Short duration of the Term will not Admitt of to Lower the Rents during the Renr. of
the Term in Cons of the Defect of Repairs would not only lend to the great Rejadice of
the Estate but Render the Memorialists Incapable of Satisfying the Annual reserved rent
to this Charity.

The Memorialists are desirous of Renewing upon Reasonable Terms and
Considering the Henry ground rent of £80 P accd wch is alone Equivalent to the
clear Improved rent (Exclusive of Losses by Tenants) They hope the Govr. will be pleased
to Compleat Subsisting Term to the Extent of 31 years from Laday 1755 & to make
some Reduction in the referred rent adaquate to the Age & general decay of the Houses &
The great & growing decease of the Improved Renter In Cons of the Memoria lists entering
into Proper Engagements for Expending the Sum of £500 in the Necessary Repairs of
the premes within a Limitted timeAnd they presume their Losses since the last
Renewal made during their Minority the Nature of the Estate & its present condition with
the heavy rent again to be taken upon them & Securied to the Charity for such a Length
of times to come will Entitle them to a Renewal upon the Terms of an Effectual regain
and also to such Reduction in the reserved rent as shall be thought reasonableAnd
they hope their Imediate descent from Sr. Hugh Hamersley< no role > This name instance is in a workspace. , who formerly Resided
in the Chair of this City will not Render them less worthy of the favour & Indulgence of
the present Chief Magestrate & Comonally & Citizens of the same CityAll
which is Submitted to the Cons of the Govr.It is Orderd that the said
memorial be referr'd to the Comittee of this House to consider thereas and report their Opinion
